Rent the home you’ll own.
Fable is a rent-to-own platform for first-time buyers in England. You move into a new home from day one, build a deposit while you rent it, and buy it once your deposit is in place, usually within five years.
We’re preparing to launch our first homes. Email us to hear when we do.
Get in touchFrom renting to owning, in three steps
-
Move in
We buy a newly built home and you move in as our tenant, paying market rent. A 1% option fee, paid upfront, secures your right to buy it.
-
Build your deposit
Each month you also pay 10% on top of your rent into a government-bonused first-home savings account in your own name. You also build up a share of any rise in the home’s value.
-
Buy your home
When your deposit reaches our 10% target, usually within five years, you can buy the home with a mortgage at its market value, set by an independent RICS valuation. Your savings, your share of the value and your option fee all count towards the deposit.
Good to know
Who it’s for. First-time buyers in England who can afford market rent but haven’t been able to save a deposit. We check affordability and credit before anyone moves in.
Your savings are yours. You pay the monthly top-up straight into your own account by standing order. Fable never collects or holds it, and it stays yours whether or not you buy, subject to the savings scheme’s own rules.
Home values can go down as well as up. If prices fall, your share of the value is smaller, so the deposit you build may be less than our aim.
Buying is your choice. You’ll need to qualify for a mortgage when the time comes, and we’ll support you through the process. Your tenancy is a standard rolling tenancy, so you can leave with two months’ notice. If you leave or decide not to buy, you keep your savings, but the share of the home’s value and the option fee are not paid out.
This page describes how Fable is designed to work. Details may change before launch, and your tenancy and option agreements will set out the full terms. The 10% deposit is a target, not a guarantee. Nothing here is financial advice or an offer of a tenancy. Fable does not provide savings accounts or mortgages, and does not give financial or mortgage advice.

If you go on to use our services
If you apply to become a Fable customer, we will give you a separate privacy notice at that point explaining what further information we need, why, and who we share it with, before any of it is collected.

International transfers
Some processing of your personal data, for example by our hosting provider, may involve a transfer outside the UK. Where this happens, we make sure a similar level of protection applies by relying on at least one of the following safeguards:
- the country has been deemed by the Secretary of State to provide an adequate level of protection for personal data; or
- an appropriate legal transfer mechanism, such as the International Data Transfer Agreement or Standard Contractual Clauses with the UK Addendum, is in place.
Your rights
You have the following rights in relation to your personal information. You will not usually have to pay a fee to exercise them, but if a request is clearly unfounded, repetitive or excessive we may charge a reasonable fee or decline to comply.

You can ask for a copy of the personal information we hold about you (a “data subject access request”).
Correction
You can ask us to correct information that is inaccurate or incomplete. We may need to verify the new information first.
Erasure
You can ask us to delete your personal information where we no longer need it, where you have successfully objected to processing, or where we must delete it to comply with the law. We may not be able to agree where we are legally required to keep it, and we will tell you if so.
Restriction
You can ask us to pause processing while we check its accuracy, where our use is unlawful but you do not want it deleted, where you need us to keep it for a legal claim, or while we consider an objection.
Portability
You can ask for information you have given us, which we process by automated means to perform a contract with you, in a structured, machine-readable format.
Objection
You can object to processing for direct marketing, or where we rely on legitimate interests and you believe it affects your fundamental rights and freedoms.
Withdrawing consent
Where we rely on your consent, you can withdraw it at any time. This does not affect processing carried out before you withdrew it.
We may need to confirm your identity before acting on a request. We will respond within one month of receipt, and will let you know if a complex request needs longer.
